There are times when clients require the services of a Construction Manager (CM) from the standpoint of advisory services rather than direct building as a constructor. TJC offers this service as an agent or advisor. In the building industry, there are two types of construction management services. The more traditional type is called the construction manager as constructor (CMc).

This type of CM is where the services include the management and direct construction of the project on-site. In this role, the CM typically joins the project when the early construction activities are ready to begin. This professional will oversee all aspects of general contracting and take responsible control of making sure all self-performing of work as well as specialty trades are on schedule and meeting the budget as directed. In this position, there can be disagreements between the CMc and the project Owner due to the nature of the focus of what the contract/agreement calls for. However, any disagreements can be mitigated with adequately provisioned agreements. These disagreements are usually due to the interest of the two parties being inherently different. The CMc looks out for the interests of their business while the Owner looks out for the interests of their building project as a whole.

Conversely, the other type of CM is one who looks out for the interests of the Owner while managing the process and progress of the construction project from project initiation to the end of construction (Cradle to Grave). This CM is called the construction manager agent or advisor (CMa). The difference in this professional service is such that the agent/advisor begins the project with the Owner as early as the selection of the design professionals to develop the building design. This CMa can manage the selection process of all applicable professionals required to get the project active: they do so from the perspective of the agent representing the Owner on all matters related to design and construction throughout the life-cycle of development.

Ultimately, the CMa takes the project to project closeout and turnkey stage. This is a very beneficial service for the Owner when they do not have the time, staff, skills, or experience to develop the project as necessary. It is often money well spent for the peace of mind it brings in completing the project through the services of the expert manager in this category of building development.

CMa ADVISOR CAPABILITIES

  • Note that this professional service is offered under our management consulting branch rather than our building services branch. This is because of the agency/advisory role incorporated within the service without the direct performance of construction activities. As mentioned above, our CMa service is to manage the construction activities conducted by a General Contractor (GC) or a team of specialty trade sub-contractors being managed directly by The Johnson Consultancy as the CMa.
